So...What Actually Happens During a Buyer Goal Planning Session?
/One of the questions I get asked most often is, "What actually happens during our first meeting?" And it's a fair question. If you've never bought a home before, "Buyer Goal Planning Session" sounds somewhere between a corporate retreat and an SAT exam.
Thankfully, there isn't a test.
I will, however, ask if you have pets.
A Buyer Goal Planning Session isn't about looking at houses - it's about making sure we're headed in the right direction before we ever start the car.
We'll talk through your goals, build a strategy, answer your questions, and create a roadmap for what's ahead. By the time we're done, you'll have a much clearer picture of the home-buying process and feel a whole lot less overwhelmed.
Most people are surprised to learn that we don't spend our first meeting scrolling through Zillow or arguing over whether white kitchens are timeless or "so 2020."
Instead, we spend our time talking about you. I'll ask what a typical weekend looks like, whether you see your career changing in the next few years, and yes...whether the dog needs a fenced backyard.
That might seem unrelated to buying a house, but it's actually the most important part. I'm not just trying to find you a house - I want to understand the life you're building inside of it.
Once I know a little more about you, I'll probably become professionally nosy.
We'll talk about what's working in your current home, what's driving you crazy, and what made you decide now is the right time to move. I'll ask what "better" looks like because everyone's answer is different. For one person, it's finally having a home office. For another, it's a shorter commute. For someone else, it's simply having enough room for Thanksgiving dinner without asking Aunt Linda to eat in the living room.
From there, we start translating your life into house criteria. Rather than creating a wish list that says "four bedrooms and a bonus room," we'll talk about how you actually live. What does your perfect Saturday at home look like? Do you love entertaining? Are you a gardener? Do you dream of a workshop, a reading nook, or enough garage space to finally park inside it? Those answers tell me far more than a checklist ever could.
Eventually, yes, we'll talk about the home search itself - but probably not the way you expect.
My goal isn't to show you every house on the market. It's to help you recognize the right house when it comes along. We'll talk about how we search, what Zillow is actually good for, how I approach showings, and why I ask buyers to rate every home they see. (Spoiler alert: almost nobody buys the exact type of home they thought they wanted on Day One, and that's perfectly normal.)
We'll also talk about the people you'll meet along the way.
Buying a home is a team sport, and everyone has a different role. Your lender helps make the numbers work. Your closing attorney handles the legal side of the transaction. Your home inspector helps us understand the home better. And me? I like to think of myself as equal parts strategist, project manager, and occasional therapist - especially when we're three days post home inspection and emotions are running high.
Before we wrap up, I'll walk you through what happens when it's finally time to make an offer.
Contrary to what HGTV might have you believe, the highest offer doesn't always win. Sometimes it's timing. Sometimes it's flexibility. Sometimes it's understanding what's most important to the seller and building a strategy around that. My job is to help you write an offer that's both competitive and one you can still feel good about after you've had a full night's sleep.
Finally, we'll recap everything we've talked about, make sure we're a good fit for one another, and outline exactly what comes next. You'll leave with clear next steps, helpful resources, and a plan that feels manageable instead of overwhelming.
