ShowingTime 101

Once your home hits the market, we need a way to coordinate all those lovely strangers who want to come look at it.

Enter: ShowingTime.

ShowingTime is a service I elect to pay for as part of listing your home because it makes the showing process easier for everyone - especially you. It manages showing requests, confirmations, and cancellations without you having to coordinate schedules with agents or wonder who's supposed to be coming and when.

And good news:

You do NOT need to download an app.

You can receive everything through regular text messages. One less app cluttering up your phone. 🎉

First: Reply START

When I set up your listing, you'll receive a text from ShowingTime asking permission to send you notifications.

Please reply START to that text.

Until you opt in, ShowingTime can't send you the showing notifications we've set up. If you don't receive the initial message, let me know and we'll get you connected.

What Happens When Someone Wants to See Your House?

When a buyer's agent requests a showing, ShowingTime will send you a text with the requested date and time.

Depending on the showing plan we've established, you may need to approve or decline the request, or the showing may be automatically confirmed and you'll simply be notified.

If approval is needed, respond as quickly as you can. Buyers are often scheduling several houses at once, so we want to make it as easy as reasonably possible for them to see yours.

And if a requested time doesn't work? That's okay. Whenever possible, we'll try to find an alternate time rather than losing the showing altogether.

What About Feedback?

Here's my slightly controversial opinion:

The only true feedback is an offer. 😉

I don't automatically request feedback after showings because one buyer thinking your kitchen is too small or your paint color isn't their favorite doesn't tell us very much.

Instead, I'm watching what the market tells us: showing activity, repeat interest, questions from agents, and - most importantly - offers.

If there's meaningful information for us to know, I'll make sure you know it.

The Big Picture

ShowingTime is basically our traffic controller, and it's one of the tools I invest in to make selling your home a little easier on you.

It helps us know who's coming, when they're coming, and if plans change - without you having to manage any of it yourself.

So when that first ShowingTime text arrives:

Reply START. Keep an eye on your notifications. Respond quickly when needed.

And no, you do not have to download another app.
