Closing Day 101: The Final Walk-Through & What to Expect

WE'RE ALMOST THERE! 🎉

After the showings, offer, inspection, appraisal, approximately 400 signatures, and a whole lot of waiting, we've officially made it to the finish line.

There are just a few things left to do before I can hand you the keys.

First: The Final Walk-Through

We'll typically meet at the house shortly before closing for one last pass-through, usually around 30 minutes.

This is not another home inspection and it's not the time to discover new things we'd like the seller to fix. We're simply confirming that the house is in the condition we expect, agreed-upon items are still there, and nothing major has changed since we last saw it.

We'll do things like make sure the water is still hot, the HVAC works, the lights turn on, and the house hasn't mysteriously developed a giant hole in the ceiling.

Assuming everything looks good...

Before Closing Day

Remember to have your utilities scheduled to begin on the day of closing. If you haven't done that yet, now is the time.

You'll also receive instructions from your settlement company about the funds you'll need for closing.

Please initiate your wire before we arrive at closing and always independently verify wiring instructions with your settlement company before sending money. Wire fraud is very real, and nobody wants that plot twist on closing day.

What to Bring to Closing

This part is refreshingly simple:

Bring your government-issued photo ID.

Your settlement company will have your closing documents ready, and they'll walk you through what you're signing. There will be quite a few signatures - especially if you're financing the purchase - but it only hurts for a little bit.

Plan on approximately an hour for closing, although timing can vary.

And Then...YOU OWN A HOUSE! 🥳

Once everything that needs to happen has happened, it's officially yours.

Keys. Photos. Celebratory screaming. Maybe champagne later.

You've done a LOT to get here, and closing day should feel exciting - not stressful.

So remember the big three:

Utilities on. Wire initiated. ID in hand.
